Construction Management

THE BUILDER IS YOUR AGENT

With CD Barnes’ Construction Management, the contractor becomes, in essence, an interim member of your staff, acting solely in your interest. Typically, you pay the construction manager a project fee. Depending on your preference, you may pay architects and subcontractors directly, or the contractor may pay them for you. This arrangement offers you day-to-day control over the project, minimizes demands on your time, and of course, can save you money.

EXPERTS ON YOUR SIDE

In a Construction Management arrangement, CD Barnes Construction effectively becomes your on-staff expert. As such, we can:

  • Help you assess your building needs.
  • Find the ideal site.
  • Arrange all necessary site testing.
  • Handle zoning issues.
  • Help you find the right architect, or work with the one you have already selected.
  • Create and manage design and production schedules.
  • Assist you and your architect to help create viable plans.
  • Secure and manage subcontractors.
  • Provide bonding to ensure project completion.

CD Barnes Construction’s ultimate goal is completing your project on time and on budget.

THE IMPORTANCE OF BONDING

Project bonding ensures that if anything were to happen to the contractor or their firm, project management would still be completed. Some companies may suggest that since subcontractors are bonded, overall bonding is unnecessary. However, subcontractor bonding only covers parts of construction, for instance: plumbing and electrical work. Construction bonds are not inexpensive, but they are critically important. To obtain bonding, a Construction Management firm must be well-financed or credit-worthy; CD Barnes Construction is both.

CLEAR LINES OF AUTHORITY

As your agent, the Construction Manager represents your interests exclusively. There is no pressure to make a profit or meet an unrealistic bid. Architects, engineers, and subcontractors all know that the Construction Manager is acting as your representative. This clear line of authority can help enhance efficiency and teamwork.

IS CONSTRUCTION MANAGEMENT RIGHT FOR YOU?

The Construction Management method tends to yield faster turn-around and smoother sailing than traditional General Contracting.

In contrast to the Design/Build method (in which the construction firm assumes responsibility for the entire project), the Construction Management firm simply acts as your agent.
